The Location
Less than 2.5 miles and 5 minutes from I - 40 in beautiful Lebanon, Tennessee!
We are located about 30 minutes outside of Nashville - Music City! Just 30 minutes (26 miles) from the Nashville airport. About 35 minutes (33 miles) to downtown Nashville without traffic. Only 3.5 miles to the Wilson County Fairgrounds and Ag Center! We are only one exit down from the Lebanon Outlet Mall! There are also tons of eateries at that exit, all within a 5-10 minute drive!

Your large, clean studio apartment is approximately 650 square feet. It is attached to the main house but has a private entrance and patio!
There is a private bathroom as well as a kitchenette (mini-fridge, oven but no stove).
Your suite has a private entrance with a gorgeous view!
The bistro on your covered patio is the perfect place to unwind after a long drive!
Sorry, no animals are allowed inside the suite!

Your Horse's Suite
Pasture Board
$25 per night, per horse
There are two boarding pastures available, both slightly over half an acre. These pastures are located at the front of the property, along the road. Please note, there is no shade in this pasture at this time.
The pastures are located about 350 feet from the door of your suite!
Stall Board
$40 per night, per horse
Stalls are 12x12 in a metal barn built approximately 2004. Stalls are bedded and contain a water bucket and installed lazy susan feeders.
The barn is about 215 feet from the door of your suite!
Wash Bay
Included
All board comes with access to the wash bay, which has hot and cold water available.
Please note that on rare occasions, pipes may be frozen and unavailable during severe weather.

All boarding is 100% self-care. You must provide all care for your horses, including feeding, watering, and cleaning stalls.
Bringing Your Own Suite?
*For those who would prefer to sleep in their trailer rather than rent our beautiful suite, parking is available in the large gravel driveway at the rate of $25/night.
----A 30amp hook up is also available!
----Please note your trailer must have a bathroom available, as there is not one in the barn.
----Additionally it is not a circle drive and you must be able to do a three point turn to back out, but it is a large area and many have done so with no problem!
----We have now had several guests with what can only be described as GIANT, 18 wheeler-sized trailers! Everyone has been able to get in and turn around by going into the grassy area to back up. For these guests, it should also be noted that the street is a regular two lane country road, so the big rigs will require a nice wide turn to get in.
----Please note that if you are not renting the suite, it may be rented to one of our regular human/Airbnb guests during your stay. This may mean that those guests are sharing the driveway, and/or may be coming and going from the suite next to the parking area during your visit. We will ask that they be aware and respectful of your presence and sleeping in your trailer; and we of course ask that you do the same for them, as you will be parked near their windows! Quiet hours on the property for all guests are 9p-8a.

Resident Horses
We have a mare and a gelding that will be in a different pasture, but will share part of the fence line with your horses. If your horses have trouble being around new or strange horses, this may not be the best fit for you!

Horse Boarding Rules
-Proof of Negative Coggins, rabies vaccination, 5 way vaccination (Influenza/Rhinovirus/EEE/WEE/Tetanus), and current health certificate required prior to reserving your dates of stay. *
-Signed waiver and contract will also be required.
-Currently we can accommodate a maximum of 2 boarding horses. (To be increased soon!)
-Sorry, no stallions, including colts 6 months or older!
*Any misrepresentation of health or the required health related paperwork leading to illness in resident horses or any future/other boarding horses will result in legal action for fraud and any related financial compensation. By booking this property, you are agreeing to be responsible for any medical, cleaning, legal, or other related costs resulting from said misrepresentation. We take the health of our resident and boarding horses very seriously and strive to maintain a clean, safe environment for all! Please be sure to provide all the required documentation, and that your paperwork clearly identifies the animal you are bringing to our home. Thank you!

- This property is suitable for non-smokers only. There no smoking anywhere on the property, indoors or out. This includes vaping.
- Guests may not bring any visitors or any others to our home at any time, for any reason, for any length of time. Only those individuals who are registered guests may enter the premises or be on the property.
- No illegal drugs of any kind.
- Maximum of two guests.
- Guests must be verified on Airbnb with a government ID.
- Please do not feed the resident horses! If you would like to give them some of their special treats, please let us know and if we are available, we would be happy to accompany you. And the horses would LOVE it!
- Guests agree to not hold owner liable for any injuries. Guests agree to read, understand, and adhere to the liability waiver at the end of the Airbnb listing description under "other things to note."
- This is a quiet, peaceful neighborhood, so please be respectful of that at all times. Quiet hours are 900pm - 800am daily.
- Is anybody still reading? Work the code word "wander" in your Airbnb reservation request so I know you toughed it out and read all the rules! Also please let me know what brings you to the area!
-Pet(s) live on property - As of 6.2018 - we have two horses, one dog, and two barn cats. The dog is off leash while we are out on the property, but will not be out loose/unattended. The horses may be intermittently away from the property for training at other facilities.
-Security Deposit - if you damage the home, you may be charged up to $200
-Surveillance or recording devices on property - We have had multiple exterior cameras all around our properties for years. This is for our safety and now yours as well! Absolutely NO interior cameras in suite!

Cruise slowly past the horse pastures as you make your way up a long, winding driveway. Nestled at the back of 5 acres, you'll find a beautiful classic red farmhouse. You'll park mere feet from your private entrance. On the covered patio is a small bistro table and chairs for sipping coffee in the mornings, reading, or just daydreaming and being mesmerized by the fireflies dancing and the sounds of the country. Check yourself in with your own unique keypad entrance code. Inside you will find a bright, clean, completely renovated studio suite (approximately 650 square feet!). Wide open spaces, bright light, incredible views through big windows. Watch the horses graze from your back windows and the barn cats hunt from the front patio!
Smith & Wesson, the resident barn cats, will try to convince you that they are indoor cats and you should let them in immediately. Do not believe them. They are outdoor only cats! They will probably try to sit in your lap if you are hanging out outside. They purr like mack trucks. Yes, they are very cute. But please don't let them in the house! (Also they might bring you one of their hunting treasures. Just thank them politely and let us know and we'll take care of it!)
We provide all the essentials you will need for a comfortable stay:
SLEEP
Rest easy on our comfortable, Queen-size pillow top mattress. For friends traveling together, there is also a dated but very large and comfortable couch. (Please note, this studio is suitable for two guests only.)
EAT
Brand new kitchenette with farm sink! There is a wall oven (no stove) if you would like to cook... but you are on vacation, so there is also a mini-fridge, microwave, coffee maker, and toaster available for your more low-key needs. Or grab some takeout and enjoy it at the dinette or out on the patio. Better yet, try some of the amazing restaurants and eateries here in Lebanon! Also if you want to mix a little city in your country stay, head just 35 minutes into downtown Nashville and try just about anything you could ever imagine! You have seen us on the Food Network, right? We got it all!
BATHE
Everything in the bathroom is updated as well, EXCEPT for the shower (that's next!). Full disclosure - it's small. Really small. But it is CLEAN and it has RUNNING WATER, so it'll get the job done!! The rest of the bathroom is updated and beautiful. Brand new floors and paint, plus updated and modern lights, vanity, and toilet.
LIVE
Free Wi-Fi! TV with Roku box so you can log into your Netflix, Hulu, or Prime account. There is also a built in DVD player and a handful of DVDs to enjoy. We do not have cable. The temperature is controlled by the main house, and is generally kept between 72-75 in the summer and 65-68 in the winter. If you run hot or cold there are many extra blankets in the closet, as well as powerful ceiling fans and big windows that can be opened top or bottom.
Please note, this is a quiet farming community. This location is ideal for a mature single or couple, or friends looking for a tranquil getaway. This is not a party house or a party neighborhood. It's not a "walkable" part of town; you will need some type of transportation to get to restaurants or shopping. The majority of our neighbors are older and it is relatively silent in these parts. Once in a while during the day you may hear a tractor or some hunting/target shooting in the distance. This is not a place for loud music or reckless behavior. This is “out in the county” and very rural, which is part of it's charm. It is a simple setting and meant to be a retreat. It includes all things country, including bugs and critters and crawlers, but that also comes with deer sightings and bunnies scurrying past your windows! If you have allergies to animals or nature, this is not your ideal setting. Please note that for liability/insurance reasons, guests may not bring any visitors or any others to our home at any time, for any length of time. Only those individuals who are registered guests may enter the premises or be on the property. This is also included in the house rules, which guests agree to when booking.
